Bill routing — run every bill through the card, then pay in full

The rule: Every recurring bill that a credit card will accept should go on the secured card, then be paid in full before the statement closes. You're paying the bill anyway. Running it through the card adds payment history (35% of score) at zero extra cost — as long as you pay in full every month and never carry a balance.

Card balance ruleNEVER carry a balance. Pay in full every month. Interest rates are 25–30% — carrying even $50 for 2 months costs more than the credit benefit.

Timing trick — pay before the statement closes, not on the due date. Bureaus see whatever balance is on your statement. Pay the card down to near zero 2–3 days before statement close date and it reports low utilization even if you used it heavily. Low utilization = higher score.

Get credit for rent — every option, ranked by value

Rent is usually the biggest monthly expense and gets zero credit bureau reporting by default. These services fix that. Reported on-time rent payments can add 20–50 points over 6–12 months — from a bill you're already paying.

Business credit is a separate system from personal credit — and that's the point Business credit built under VMP's EIN does not show on Matt or Lauren's personal credit reports. Business debt does not count against personal debt-to-income ratios. This means VMP can access financing — vendor terms, business cards, eventually a business line of credit — without touching the personal credit profile needed for the USDA home loan.

The rules — follow these and credit builds. Break them and it doesn't.

Rule 1 — Most Important

Never miss a payment — ever

Payment history is 35% of your score. One missed payment can drop your score 50–100 points and stays on your report for 7 years. Set up autopay for the minimum on every account. Even if you can't pay the full balance, pay the minimum. Always. Every month.

Rule 2

Keep utilization under 30% — ideally under 10%

If your credit limit is $200, never carry more than $60 on the statement (30%) — ideally never more than $20 (10%). Pay in full monthly. High utilization is the second biggest score killer after missed payments. A $200 limit maxed out looks like desperation to lenders.

Rule 3

Keep old accounts open — always

Menards and Children's Place get paid off in Feb 2027 — do not close them. Old accounts add to credit age (15% of score) and increase your total available credit (lowers utilization). Make a small purchase once every 3–6 months to keep them active so the issuer doesn't close them.

Rule 4

Space out hard inquiries — 6+ months between applications

Every time you apply for credit, a hard inquiry drops your score 5–10 points temporarily. Multiple applications in a short window look desperate. Plan applications: Oct secured card, mid-2027 auto loan, 2028 mortgage. Space them out. Use pre-qualification tools (Capital One Auto Navigator) that only do soft pulls first.

Rule 5

Do not settle debts for less than the full amount

If a collector offers to settle for 50 cents on the dollar, say no. A \"settled\" account shows on your credit report and is almost as bad as a charge-off. Pay in full and get written confirmation that it will show as \"paid in full.\" Only exception: debt is so old it's past the statute of limitations (typically 5 years in Kentucky) — get advice before paying anything on very old debt.

Rule 6

Personal and business credit stay completely separate

Never use personal cards for business expenses or business cards for personal expenses. Never mix the accounts. The whole point of building business credit under VMP's EIN is that it doesn't touch Matt and Lauren's personal DTI ratio for the home loan. One mix-up undoes the strategy.

Rule 7

Monitor monthly — all three adults and business

Personal: Credit Karma (free, Equifax + TransUnion), Experian free account, annualcreditreport.com annually for all three bureaus. Business: nav.com monthly. You need to see errors before they do damage. Identity theft and reporting errors are common — catching them early is the difference between a quick dispute and years of damage.

Rule 8

Lauren's TPD monitoring period — income must stay low

For 3 years after TPD discharge is confirmed, Lauren's earned income must stay under the poverty threshold or the loans can be reinstated. SSI does not count toward this threshold. SSDI does — but the discharge will likely be confirmed before SSDI is approved. Do not take W-2 work during the monitoring period. VMP income stays in business accounts.

Rule 9

Credit cards are tools — not money

The secured cards, the business card, any future cards — they are credit-building tools and emergency backstops. They are not income. Never charge something you cannot pay off in full that same month unless it is a genuine emergency with a specific payoff plan. The interest rates on credit cards (20%+) will destroy any financial progress faster than almost anything else.

Rule 10

Colin's credit stays separate — always

Colin building his own independent credit file, with his own accounts in his own name, keeps his debt off Matt and Lauren's credit profile. This is intentional and strategic. When Matt and Lauren apply for the USDA home loan, their debt-to-income ratio is what the lender sees. Colin's car loan in his own name doesn't appear there. Keep it that way.
